A well-maintained metal structure can last a lifetime. In this practical guide, I show you the essential steps for protecting your investment: from inspection to repainting and lubrication.

Metal structures are long-term investments, but their longevity depends largely on the quality of maintenance. A simple inspection and intervention programme can extend the life of a gate or railing from 15 to over 40 years. ## Periodic Visual Inspection I recommend a detailed visual inspection twice a year: in spring (after the cold season) and autumn (before frost). Look for the following signs: bubbles or cracks in the paint layer, rust spots (even pinpoint-sized), areas where water pools, welded joints with visible cracks, and metal-to-metal contact zones where friction has damaged the paint. ## Treating Rust Early Rust is steel's greatest enemy, but if caught early, it can be treated simply and effectively. Clean the affected area with a wire brush down to sound metal, apply a rust converter or reactive primer, then touch up with paint identical to the original. This 30-minute intervention can prevent deterioration that would cost hundreds. ## Lubricating Moving Parts Gates with hinges, locking mechanisms and automation systems require lubrication every 3-4 months. Use silicone oil or PTFE spray for hinges and locks, and lithium-based grease for sliding gate rollers. Do not use WD-40 as a permanent lubricant; it is only a degreaser and provides temporary protection. ## Periodic Repainting Electrostatic powder coating has a durability of 8-12 years under normal conditions. When you observe degradation over more than 10% of the surface, it is time for a complete repaint. The correct process includes: sandblasting or mechanical cleaning to SA 2.5, applying anti-corrosion primer, applying intermediate coat, and applying finish coat in the desired colour. ## Stainless Steel Maintenance Contrary to popular belief, stainless steel also requires maintenance. Quarterly washing with warm water and neutral detergent prevents the accumulation of deposits that can cause localised corrosion. Avoid products containing chlorine or strong acids. To restore shine, use polish pastes specifically designed for stainless steel. ## Maintenance Calendar Monthly: quick visual check, lubrication if needed. Quarterly: complete cleaning, systematic lubrication. Biannually: detailed inspection, paint touch-ups. Every 5 years: professional assessment, repainting decision. Every 10 years: complete structural check, replacement of worn elements.
